Having a Bali villas business is an excellent way to earn a living. It also provides you with a secure investment, earns a health ROI, and you can choose to be as active or as passive as you wish, depending on how much of the day-to-day tasks you wish to do yourself.
However, whilst we are sure you are hitting all your business goals, many have Bali villas businesses that do not.
The reason many of them are missing targets for occupancy and profits, to name but two, is they are making one or more common mistakes.
Thankfully, all of these mistakes are easily rectified, and even if your business is doing well you recognise that you are making any of them, we have the solutions for correcting them.
Not Investing In Marketing And Promotions: “Build it and they will come” does not apply to Bali villas. In other words, for holidaymakers to know your villa exists for rental they need to be made aware of that via effective advertising and marketing.
Using Poor Images To Promote Your Villa: If your marketing is not effective, one reason might be that the images you have of your property do not do it justice. You want crystal clear photos, taken from lots of different angles and at varying times of the day, plus have people in some of them.
Focusing On Stays Rather Than Profits: A common mistake by many Bali villas owners is that they focus too much on occupancy rather the profits their business is making and end up with disappointing returns. Reassess your rental prices, ensure you are not offering too many overgenerous discounts, and see where you can cut costs without diminishing customer service.
Having No Presence At The Villa: You do not need to be there every day, but it will benefit your business if you make the occasional visit. This way you can check the condition of your villa and ensure it is being maintained and serviced properly by those you have employed to do so.
Hiring The Wrong Service Staff: Following on from the previous point, this is something which can be uncovered by a visit. When choosing those who will look after your villa and have a direct impact on guest satisfaction, always carry out due diligence and ensure you hire wisely.
Not Investing In Renovations And Repairs: A Bali villa is an investment, so it pays you (literally) to ensure that it is kept in good condition. Not only does it benefit your business by ensuring guests are happy, but it also protects the value of the property
Focussing On Too Narrow A Client Base: A big mistake made when promoting Bali villas is to focus on only ‘families’, or just on ‘couples’ for example. This hugely restricts the potential rentals you can earn by excluding large numbers groups of holidaymakers.
Not Keeping Tabs On Your Competitors: If you know local competitors whose businesses are thriving then it is worth studying what they are doing to achieve that. Go further and ask them as many will happily divulge what methods they use to increase occupancy, guest satisfaction, and rental income.
Not Keeping Up With Current Trends: Trends and the likes and dislikes of holidaymakers change frequently, and it is therefore important that you are aware of them. Check travel blogs, magazines, and published surveys to stay abreast of what guests are looking for, and what they are not.
